Sanding & Refinishing Hardwood floors

Sanding and refinishing hardwood floor

Sanding and refinishing hardwood floor is a very economical way to transform your home into a great indoor. It normally takes a couple of days to complete the work. Our professional crew has many years of experience of sanding, staining and refinishing wood flooring and stair treads.

Please see our photos below.

Professional heavy-duty drum sander and edger are used for 90% dust free. All the door ways will be sealed by plastic sheet to prevent dust leak. Normally floor is sanded by coarse, mediam and fine sand papers and buffer to ensure the surface get enough required smoothness. Buffing is essential between coats or before the first coat, the floor must be buffed with a buffer machine in order to prepare the floor and remove any unseen scratches.

For clear finish, penetrating sealer is applied as first coat. Sealer may include a color and can be used to seal and stain the floor. Since sealer is applied right on bare wood, it will be mostly absorbed and dry in relatively short time, then another coat of polyurethane will applied. It takes about 24 to 48 hours for putting the last coat. Buffing between each polyurethane coat will be applied.

For stained floor, stain will serve as the protective sealer. darker stain will take much longer time to dry than lighter stain, depending on humidity level. Normally two or three coats will be applied after the stain. To ensure the color even, the staining process is time consumining and skill intensive.

The sealer coat is vital to the durability of the finish. If a sealer is not applied, the finish will soon start to peeling. This is especially true in areas where there is big humidity variation throughout the year.

We offer customer choice of: Oil-based or water-based polyurethane; semi-gloss or high-gloss finish. All our work is guaranteed to follow the guide of
National Wood Flooring Association.

Customer's responsibility: the job site has to be clear with furniture before the scheduled date. We can remove carpet at small extra cost. Floor can not be walked on during the refinishing process and at least 28 hours after last coat applied. After 24 hours, light traffic is allowed. Normal traffic is allowed after 48 - 72 hours. Do not slide furniture on the floor, lift it into place after 48 hours. Area rugs can be put down after 14 days on water based finishes and 30 days for all other finishes. Furniture and rugs placed too soon may result in finish or surface damage. Some area rugs and padding may damage or discolor the finish. This type of damage as well as color change due to aging and intense sunlight in not the responsibility of Huggins Flooring Inc.

How many days will it take for a sanding job?

The estimated time is based on a average job-800sqft without stain.

For oil-modified polyurethane:

The process needs 4 days.
The first day will be sanding, sweeping, vacuum and tack the floor thoroghly. Then a high solids pure urethane sanding sealer is applied. It dries to the touch in just one hour, and can be screened in roughly 1-1/2 hours. Then the floor needs screening and cleaning again, and apply the second caot. Dry time: overnight.

The second day will repeat screening and cleaning, and apply the third coat. Dry time: overnight to light traffic; 48 hours to normal traffic.

Bigger jobs need more days.

For water-based polyurethane:

The process needs 3 days.
The first day will be sanding, sweeping, vacuum and tack the floor thoroghly. Then sealer or first coat of water-based polyurethane applied. That will dry to screen in approximately 2 hours. Then second coat is applied after screening and cleaning.

The second day apply the third coat and the last caot. It takes approximately 48 hours to normal traffic.

Icluding sealer/primer, 4 coats is recomended.

Figuring out roughly minimum 2 hours drying time between coats, sometimes a job can be done in the same day.
